Engineer or Contractor? How to Decide

What each one is for

• A licensed professional engineer inspects, measures, diagnoses, and writes a repair recommendation. They are paid by you, they are state-licensed, and they have no repair to sell.
• A foundation contractor assesses the house, usually free, and proposes work they would perform. Often highly experienced - and structurally interested in the answer.
• The engineer's report is the document that lets several contractors bid identical scope. Without it, you are comparing bids for different jobs and calling it a comparison.
• Some engineers also offer post-repair verification, confirming the work achieved what the scope specified.

When paying for an engineer is clearly worth it

• Any large repair. The report is a small fraction of the job and can change the scope entirely.
• When two contractors have told you materially different things.
• When buying or selling a house, especially inside a Texas option period.
• When an insurance claim or a dispute with a builder or contractor is involved.
• When you simply want to know whether you need work at all, from someone with no stake in the answer.
• Before a repair on a post-tension slab, where the consequences of getting it wrong are higher.

When a contractor assessment is probably enough

• A single stable crack with no doors sticking and no floor slope.
• Obvious, localised flatwork settling - a sunken walkway or driveway panel.
• Straightforward drainage and grading work, which is low-risk and reversible.
• Minor pier and beam shimming in an accessible crawl space.
• Even then, a second free assessment costs nothing and is worth having.
